What's going wrong with your stucco (and how bad is it really?)

Before you assume the worst, here's what we diagnose on roughly 80% of calls:

Hairline cracking

Thin lines (under 1 mm wide) radiating from window and door corners. These result from normal building movement and rarely signal structural failure. A proper crack seal and texture blend eliminates them in a single visit.

Delamination and bubbling

Sections where the finish lifts away from the base coat or substrate. Moisture trapped behind the finish drives this separation. Caught early, we remove only the affected area and re-float new material over a sound base.

Spalling and missing chunks

Impact damage from hail, ladders, or debris knocks loose pieces off. The exposed substrate absorbs water fast, so these need prompt attention. Repairs typically take 2–4 hours per affected zone.

Dark staining or algae streaks

Usually a drainage issue, not a stucco failure. We trace the moisture source, correct the path, and restore the finish.

Why Calgary is especially hard on stucco

Calgary's Chinook winds create freeze-thaw cycles that most other Canadian cities never experience. A January afternoon can swing from −20°C to +12°C within hours. That rapid thermal cycling stresses every rigid cladding material, stucco included.

How we repair stucco, step by step

Knowing what happens during a repair removes the guesswork. Here's our standard process for a localized stucco repair.

  1. 1

    Cut-out and removal

    We score around the damaged zone with a diamond blade, removing all compromised material back to a sound substrate. No shortcuts: loose material left behind guarantees a callback.

  2. 2

    Substrate inspection

    We check the wire lath, building paper, or foam board underneath. If moisture reached the sheathing, we document and address water damage before re-coating.

  3. 3

    Waterproofing membrane

    Where the substrate requires protection, we apply Henry's Blue Skin self-adhered membrane to seal the moisture path permanently.

  4. 4

    Base coat application

    We trowel a scratch coat, allow it to set, then apply the brown coat to bring the repair area flush with the surrounding wall.

  5. 5

    Finish coat and texture match

    We float a fresh acrylic finish (or conventional cementitious finish, depending on your existing system), replicating the original texture pattern so the patch blends seamlessly.

  6. 6

    Colour match and cure

    Using tinted finish material matched to your existing wall colour, we ensure the repair disappears once cured. Full acrylic cure takes approximately 7–14 days.

Repair vs. recoat: how we'll tell you straight

Homeowners tell us their biggest fear isn't the cost. It's getting told they need a $15,000 recoat when a $1,200 repair would solve the problem. We hear this on nearly every first call.

Repair makes sense when
  • Damage covers less than ~15–20% of a wall face
  • The substrate behind the affected area remains sound
  • The existing finish still bonds well to adjacent sections
Recoat makes sense when
  • The original coating has failed systemically
  • Widespread delamination or chalking across multiple walls
  • The original product (e.g. early PREMIX1000) has degraded beyond spot-repair

Colour and texture matching so the fix disappears

A visible patch defeats the purpose of a professional repair. We approach matching as a two-part problem.

Texture replication

Agim keeps a library of texture samples from Calgary's most common finish styles: sand float, dash, lace, and knockdown patterns. During the site visit, we photograph your existing texture at multiple angles and match the trowel technique, aggregate size, and application pressure on a test board before touching your wall.

Colour blending

Acrylic finishes fade over time under UV exposure. Matching to the original colour code often produces a result that looks too bright against a weathered wall. We blend custom tint ratios to match the current weathered shade, not the original spec, so nobody can spot the repair boundary, even standing 1 metre from the wall.

Calgary's housing stock spans multiple stucco systems installed across five decades of building. We repair and install every major system you'll find in the region.

Acrylic stucco

The dominant system on Calgary homes built after 2000. Flexible, colourfast, and repairable when damaged. We apply and repair acrylic floated finishes daily.

Conventional (portland cement)

A three-coat cementitious system common on pre-1990s homes. Heavier and more rigid than acrylic, it cracks differently and requires lime-based patching for a lasting repair.

EIFS

Exterior Insulation and Finish System: rigid foam, reinforcing mesh, and a thin acrylic finish coat. Repairs demand precision; we follow manufacturer protocols on every EIFS job.

California / knockdown texture

A spray-and-knock application using IMASCO products, popular on Calgary homes from the 1980s and 1990s. Matching the stipple pattern is hand-technique work we replicate cleanly.

GrapheX Coat woodpecker protection

A reinforced coating that resists woodpecker damage, a growing concern in mature-tree neighbourhoods. We install GrapheX as prevention and repair existing damage.
